Sally Laukitis appointed to Michigan Travel Commission by Gov. Rick Snyder

Laukitis, the Holland Area Convention and Visitors Bureau executive director since 1994, was told she had been appointed to the Michigan Travel Commission.
The state commission works to promote Michigan’s travel and tourism industry.
“It will be a lot of work, but it’s something I’m passionate about,” Laukitis said. “I’m looking forward to it. I’m looking forward to digging into it, finding out what’s expected of me.”
Laukitis was appointed by Gov. Rick Snyder to serve out the remainder of a departing commission member’s four-year term that ends August 2014. Her first big meeting will be in conjunction with the Governor’s Conference on Tourism at the end of March. The commission is working to set a new strategic plan for Michigan tourism and the Pure Michigan marketing campaign, she said.
Will the new position translate into more recognition for Holland as a tourist destination? Laukitis wasn’t sure.
“It’s actually setting policy for the entire state,” Laukitis said. But, she added, “it’s nice to have your little corner of the world represented.”
“She has a great grasp of what’s going on,” said Lori Varner, president of the local convention and visitor’s bureau board, and representative of the Hampton Inn and Holiday Inn Express.
She pointed toward Laukitis buying an advertisement in the Super Bowl program as an example of Laukitis’ outside-the-box thinking.
“We’re trying to become more creative,” Varner said. “Never before would we be able to advertise in a publication that’s at the Super Bowl.”
In addition to her role at the Holland Area Convention and Visitors Bureau, Laukitis is president of the Michigan Association of Convention and Visitor Bureaus and the Tourism Industry Coalition of Michigan, and serves as secretary for the Lake Michigan Beachtowns Cooperative Partnership.
“Sally brings extensive experience in marketing all our Great Lakes state has to offer,” Snyder said in a released statement.
Holland Area Chamber of Commerce President Jane Clark said the appointment was an honor — not only for Laukitis, but the Holland area.
About 17 percent of the Chamber of Commerce’s members do business in the retail or tourism sector, she said.
“I think that Sally is a leader in the convention and visitor’s bureaus arena in the state,” Clark said.

Unseasonably Warm Weather Warms Up The Real Estate Market

Unseasonably warm weather in many parts of the country has given home sales a welcome boost this winter, a trend that will likely continue as the employment outlook improves and housing affordability remains at record levels, according to a new report.

Across recent months we have seen rising existing home sales and a decline in the number of months of unsold inventory. More existing homes are being bought and sold and our inventory stands at just over 6 months worth of sales at the present rate -- so it could be and has been worse in the housing markets. Credit for some improvement is due.

However, we have seen celebration and planning for a return to normalcy get significantly out in front of economic fundamentals -- again. We continue to see underwhelming sales levels, falling median prices and huge market share for distressed properties. The middle class continues to lose its castles. Growing communities of renters and investment buyers define single-family real estate. This looks like a recovery -- long-delayed and mild because the middle class is largely left out of it.

The National Association of Realtors (NAR) defines distressed properties as foreclosures and short sales. In January 2012, 22 percent of sales were foreclosures and 13 percent of sales were short sales. All of this is to say that over a third of sales came from folks who could not keep or afford their homes. A significant portion of the middle class cannot afford to keep or get into historically middle class housing. In addition, some folks who can afford the homes simply don’t see the value in taking the plunge and taking on all that debt and risk.

National Association of Realtors attributes more deals breaking down because houses are getting appraised at lower levels and mortgage lenders are tougher on applicants. On the bright side, the total number of home sales is climbing, boosted by an improving job market.

Pending home sales are on an upward trend, which has been uneven but meaningful since reaching a cyclical low last April, and are well above a year ago, according to the National Association of Realtors®. The Pending Home Sales Index, a forward-looking indicator based on contract signings, rose 2.0 percent to 97.0 in January from a downwardly revised 95.1 in December and is 8.0 percent higher than January 2011 when it was 89.8. The data reflects contracts but not closings. The January index is the highest since April 2010 when it reached 111.3 as buyers were rushing to take advantage of the home buyer tax credit.

Lawrence Yun, NAR chief economist, said this is a hopeful indicator going into the spring home-buying season. “Given more favorable housing market conditions, the trend in contract activity implies we are on track for a more meaningful sales gain this year. With a sustained downtrend in unsold inventory, this would bring about a broad price stabilization or even modest national price growth, of course with local variations.”

“Movements in the index have been uneven, reflecting the headwinds of tight credit, but job gains, high affordability and rising rents are hopefully pushing the market into what appears to be a sustained housing recovery,” Yun said. “If and when credit availability conditions return to normal, home sales will likely get a 15 percent boost, speed up the home-price recovery, and thereby significantly reduce the number of homeowners who are underwater.”

With Michigan leading the nation in new job growth and the Federal Reserve projecting Michigan is on track to lead all other states in job growth over the next six months, a growing number of Michiganders are seeing the opportunities of coming home.

MSNBC this week trumpeted the state’s economic growth during an interview

with Gov. Rick Snyder who addressed Congressional panels with Michael Finney, President and CEO of the Michigan Economic Development Corporation. They appeared before Congress to testify on job creation and how Michigan can serve as a role model for other states.

Detroit, Grand Rapids and Lansing all recently ranked in the top 10 for growth in manufacturing and other sectors. Just last week, President Obama similarly touted Michigan’s national leadership in advanced manufacturing and research and development. Bloomberg Businessweek also spotlighted the state’s growth.

They also said spoke of unleashing “the Era of Innovation” by empowering talented people through the ‘Three Cs: Connecting, Collaborating and Creating.’

National Association of Realtors Survey Results

The National Association of Realtors® surveys homebuyers and sellers each year to uncover housing trends and monitor changes taking place in the industry. This year's report highlights a number of trends that haven't been seen in years. Here are just 11 highlights from the 2011 report.
1. In 2011, 37% of homebuyers were first-time buyers - which was down from 50% in 2010.

2. Last year, 88% of homebuyers used the Internet to search for a home. That number was down slightly from a high of 90% in 2009.

3. The typical homebuyer searched for 12 weeks and viewed 12 homes.

4. The number of buyers who purchased their home through a real estate agent or broker climbed to 89% - a share that has steadily increased from 69% in 2001.

5. Nearly 1 out of 4 buyers said the application and approval process was "somewhat more difficult" than expected…and 16% reported it was "much more difficult" than expected.

6. About half of home sellers traded up to a larger and more expensive home…and 60% traded up to a new home.

7. The top 3 factors influencing neighborhood choice were: the quality of the neighborhood, the convenience to job, and the overall affordability of homes.

8. The typical seller lived in their home for 9 years. That number has increased from 6 years in 2007.

9. Although 61% of sellers said they reduced their asking price at least once, the average home sold for 95% of the listing price.

10. Only 10% of sellers sold their homes without the assistance of a real estate agent. Of those people, 40% knew the buyer prior to the sale.

11. The typical "for sale by owner" home sold for $150,000 compared to $215,000 for the average agent-assisted home sale.

Lake Macatawa Sales are robust. Currently on Lake Macatawa there are 16 homes or condos for sale ranging from $425,000 to $1,895,000 in price with the average listing price of $856,169. And the good news is there are currently 7 sales pending, a closing in the near future, and the average list price of those seven sales is $599,686.

In the past 12 months there were 15 Lake Macatawa homes or condos that sold with an average sales price of $653,667. They ranged from a condo at $275,000 to $1,125,000 with 3 of the 15 sales at or above $1 million.

The market seems to be responding nicely to the interest rates. I am in the process of doing a few refinances on investment properties and got a 3.25% rate (with all closing costs rolled in at that rate) for a 15-year fixed rate mortgage. 30 year rates and Jumbo loans (over $417,500) are a bit higher. Lots of good buys still out there!

What's Ahead for Home Prices in 2012

The median home price in the U.S. has plunged nearly 40% in a little over five years, but the worst is definitely over: The market has finally wrung out the last excess valuations born of the housing bubble. Before you break out the party hats, note that this doesn't mean prices across the nation are poised to rebound anytime soon. Alex Villacorta, director of research and analytics at Clear Capital, a provider of real estate data and analytics, says the housing market is in a suspended state, with positive and negative factors offsetting one another. But he doesn't expect another free fall in prices, assuming things are left to work themselves out and there are no further shocks to the economy.

Houses haven't been this affordable since appliances came in harvest gold or avocado green. The benchmark of affordability -- the ratio of median home price to median family income -- has fallen to 2.6, below the historical ratio of 2.9, says Stiff. Another measure, the percentage of monthly family income consumed by a mortgage payment (principal and interest, using a mortgage rate of 4.1%), is 12% nationally, the lowest since 1971.

Theoretically, low rates should help push buyers to act. The average interest rate on 30-year fixed mortgages fell to 3.94% in the first week of October 2011, according to Freddie Mac. The past couple of years predictions that rates would rise were based on the premise that the economy would improve, says Guy Cecala, publisher of Inside Mortgage Finance, an industry publication. As long as the economy remains stagnant, unemployment remains high, and the housing market is in the toilet, rates will remain near historic lows, he says. At least for the first part of 2012, he adds, rates should hover between 4% and 5%.

Other positive signs: Existing home sales increased during the summer and early fall of 2011, according to the National Association of Realtors, after a deep slump following the expiration of the first-time home buyer tax credit. Although the inventory of homes on the market and in foreclosure remains high, a lull in home building over the past three years is gradually easing the surplus.

The lure of affordability and low mortgage rates hasn't increased buyer demand as much as one might expect. Some would-be buyers can't get a mortgage, given lenders stiffer requirements. Many more are hesitant to pull the trigger on a home purchase for fear that home prices will continue to fall or that their job prospects are uncertain. Although the recession has technically ended, the economy doesn't feel better to many.

The dark cloud of foreclosures still hangs over the housing market. The pace of foreclosures has slowed as lenders, loan servicers and regulators have sorted out paperwork and procedures in the wake of the robo-signing controversy that emerged a year ago. But RealtyTrac, which monitors the foreclosure market, says that foreclosure filings have begun to ramp back up.

Lenders take an average of 16 weeks to sign off on a short sale, so patience is imperative.

GRAND RAPIDS, Mich. (WOOD) - There are plenty of events all around West Michigan this year for New Year's Eve.

One of the largest will be the 105.3 Hot FM Hot New Years Eve Party in downtown Grand Rapids.

This year the concert stage has been moved from Rosa Parks Circle to Monroe Avenue between Louis and Pearl streets.

Monroe Avenue will be closed between Louis St. and Pearl St. starting at 10 a.m. Saturday and will remain closed until around 1 p.m. Sunday afternoon.

The concert will get started around 6:30 p.m. and will last through the night.

This year acts include Downtown Fiction, The Ready Set, DJ Curtis Avison & DJ Justin Kung and The Romantics.

Already most downtown hotels are booked for the night.

According to their reservation website the JW, Holiday Inn, City Flats, and Courtyard are all booked New Year's Eve night.

The Amway Grand Plaza Hotel's website does show rooms are still available but prices are around $280 including taxes.

The Radisson just outside of downtown Grand Rapids also has rooms available but only about 10 as of 7:00 a.m. Thursday.

Storm Team 8 said that temperatures should be in the upper 30's and it will be breezy.

Last year when the ball dropped in Grand Rapids temperatures were in the mid 50's.

There are several other events throughout West Michigan as well.

-- There will be fireworks at midnight over the harbor (Saugatuck Bay) in Saugatuck.

-- The Double JJ Ranch in Rothbury will have a balloon and beach ball drop at midnight, among a number of other events at the resort.

Michigan university partner up for Michigan Corporate Relations Network

Six Michigan universities have partnered to create a university-business network that will assist small to medium-sized companies gain access to various university assets.

The Michigan Corporate Relations Network includes, University of Michigan, University of Michigan-Dearborn, Western Michigan University`, Michigan Technological University and Wayne State University, and will officially launch in early 2012, said Jeff Mason, executive director of the University Research Corridor.

The Michigan Economic Development Corporation will funnel about $1.8 million in funding into the project throughout the next two years to create “one-stop business relations offices” at each of the six universities to connect businesses with university assets in research and provide funding for internship programs, which many businesses of that size can not afford, Mason said

Business-CONNECT is MSU’s business relations branch of the new network and has been doing similar work connecting businesses to university assets for more than a year

Pure Michigan Campaign Increases Tourism

The last decade was an especially tough one for Michigan: The state had the highest unemployment figures in the country for four years straight, peaking around 14 percent. Over the last decade, the population in 15 of its 20 largest cities shrank. It faced the near collapse of the auto industry and a national bailout.
But the state is working to change its luck with tourism. Right in the middle of all its economic woes the Pure Michigan campaign was born. Its advertisements on radio, TV, and billboards celebrate the “kick-back and relax” spirit of the state, encouraging visitors to “take time to smell the roses,” or in this case, “take time to walk along the thousands of miles of freshwater coastlines.”

The Pure Michigan ads celebrate the state’s traditions: "Hundreds of lakes, thousands of rivers and streams, begging you to hang up, gone camping, gone swimming, gone sailing…”

Turns out, reminding people that they can feel good in Michigan works. According to a study by the Michigan Economic Development Corporation (MEDC) and the market research group Longwoods International, 2 million new visitors came to Michigan in 2010, spending an additional $605 million.

Critics of the campaign say cash-strapped Michigan shouldn’t be dishing out money to advertise for private tourism companies, but others, like Mark Canavan, argue that the campaign is earning its keep. For every $1 it spends to promote the state, it brings in over $3.

For Sale By Owner also called FSBO accounted for just 9% of overall home sales in 2010, according to the National Association of Realtors. Every year, hundreds of thousands of properties are listed, not by real estate agents, but by the owners themselves. Often, these are property holders who want to save a real estate agent’s fee. These FSBOs are willing to do the work of researching a property’s correct price, staging it to its optimum, advertising it in the right channels and to the right buyers, and showing, showing, showing.

But sometimes, FSBOs are just owners who have unrealistic expectations of how easy it is to sell a property: just list it on the Internet and the buyers will come, they theorize. That’s why it was a sweet tale for every real estate agent to hear that Colby Sambrotto, one of the founders of Internet listing site ForSaleByOwner.com, ended up hiring a real estate agent to sell his $2 million condo.
Colby Sambrotto, a founder and former chief operating officer of ForSalebyOwner.com, a large website for owner sales, spent six months trying to sell his condominium himself through online listings and classified ads. But the DIY home selling guru eventually decided to turn the sale over to a professional. His agent went on to lure the elusive buyer Mr Sambrotto’s self-help methods had failed to attract for the 2,000-square-foot, 2 bedroom apartment in Chelsea.

The news stands as an enormous validation of the real estate profession and while some may tease, it is no laughing matter and the former FSBO CEO made a good financial decision. A working agent does have a big advantage over an FSBO seller: the owner is selling only one property, but the agent is involved in multiple transactions, has many clients and agent contacts, as well as knowledge of laws to protect you. As a result, the agent can often get a better immediate “read” on the market, due to having a broader sample of information.

Michigan’s economic health is second-best in the nation

Michigan has the second-best economic record among the 50 states -based on a decline of merely 7.4% since 2008 on a new measure called BEES, the Bloomberg Economic Evaluation of the States.

BEES tracks growth by compiling data on six components that are given equal weight: job creation, personal income, tax revenue, housing prices, mortgage delinquencies and the performance of Bloomberg stock indexes that track the share prices of locally based companies. The BEES index, updated quarterly, is a measurement of growth, not absolute performance, so a slowing economy with low unemployment may rank below a battered state on the mend.

By lowering businesses taxes, eliminating the Michigan Business Tax and removing other barriers to growth, Michigan is leaping from one of the bottom tax climates in the nation to a more competitive position. The nearly $1.8 billion reduction in business taxes promises a new level of economic certainty for businesses and makes Michigan an attractive environment for growth.

Earlier this year, Fitch Ratings also took note of Michigan’s progress. This balanced budget based on solid financial principles helped move Fitch’s outlook for Michigan to “positive,” another sign that Michigan is on the right path and that our fiscally sound environment is ripe for economic growth.

And just this week, the U.S. Small Business Administration reported Michigan’s banks and credit unions led the country in providing government-backed small-business loans, according to new data from the U.S. Small Business Administration.

The Detroit Free Pressreported that from October 2010 through September 2011, $689 million in small-business loans went to businesses in a variety of industries in Michigan. During that time frame, lenders made 2,063 of the most popular type of SBA loans, called 7(a) loans, up 47 percent from the 1,406 loans worth $386 million in fiscal 2010.

Michigan's strong,or should we say less-weak? Showing on the BEES index is partly because of a rebound in the auto industry. General Motors, Ford and Chrysler have all gained market share and become profitable since 2008. But the modest recovery in the auto sector hasn't spread to other industries. After being the nation's economic caboose for most of the past decade, why not give the Michigan whistle a little toot when some new numbers show you are suffering a bit less, proportionally, than the rest of the nation's sputtering economic train? Michigan’s economy is recovering from the recession at the second-fastest pace in the U.S., lifted by reviving car makers and local manufacturers, according to a new Bloomberg index that tracks the pace of state growth

North Dakota was the only state to record positive economic progress overall between the end of 2008 and the second quarter of this year, according to the BEES, a new quarterly index that combines data on tax collections, personal income, employment, home prices, mortgage foreclosures and the stock prices of public companies. Those suffering the worst economic tailspins -- with drops of more than 20% since 2008 on the BEES -- were Wyoming, New Mexico, Idaho and Nevada.

The Run 4 Your Life Fun Run is a fundraising event supporting the Holland Free Health Clinic. The event consists of a 5k untimed fun run/walk starting at 6:00pm. The run begins and ends at the Curragh Irish Pub. Participants will travel through Downtown Holland and then travel east to circle the spooky Windmill Island before returning to The Curragh. A Lil’ Pun’kins Mini Run also will be held for children up to 10 years of age starting at 5:30pm.
